Moving House - Getting the timing right

The timing of buying and selling can be one of the most stressful aspects of the moving process. You don't want the expense of a bridging loan if you complete on the purchase of your new home before you sell your old one but, equally, you don't want sell before you buy and have nowhere to move to.

Which first?

The less pressure you are under in selling your own home the less likely it is that you will accept an offer below the market price.
In the past and when markets were rising most people have found their new home and paid a booking deposit before selling their own.In todays market that can be a risky strategy.

Our view is that you should sell your house first and get an unconditional contract in place for the sale before you agree to buy your new home.
