Applicant and his wife were looking to purchase a commercial Pre 1963 property in Dublin but did not the capital to invest in the deal. They had a small mortgage on their family home but they did own a second property with no mortgage with an additional rental income. The property they were keen to purchase had an existing rental income of 40k per annum. They required over 600k to complete the purchase inclusive of stamp and home improvments. The client used their investment property as security and cross secured this against the new property. Ptsb commerical unit were very helpful in bringing the deal together. Esentially the case study outlines the willingness of lenders to lend to asset rich investors who may have limites other income.. It must be said that the clients combined income was no more than 60k per annum. In assessing a proposal of this natures lenders are looking at overall security in the region of 70% or less and the rental income equal to a minimum of 1.5 times stressed interest only repayments.
